Claddagh Capital is a Multifamily Real Estate Investment Company, founded to deliver the following to investors and the tenants we serve.

  • Provide investors passive income, and capital appreciation by acquiring underperforming multifamily assets that can be repositioned for a higher future sale price in a targeted 5 year timeframe.

  • Provide tenants with clean, fair market rate housing that is maintained and desirable to live in.

Donal Curley – Founder & Principal

Before founding Claddagh Capital LLC, Donal spent over 20 years in the construction industry, where he has a proven track record of managing large scale infrastructure projects up to $145mm, smaller commercial projects, and multifamily projects.

While working in the corporate world, Donal owned and operated short term vacation rental properties and owned, renovated, and managed an out of state rental property for almost 18 years.

Donal founded Claddagh Capital LLC to leverage his expertise in management, construction, analysis, and operational efficiency into the multifamily apartment space. Donal’s skillset of multifamily renovation experience, project management experience, real estate ownership, and passive investment experience places him in a position where he can also assist other investors in reaching their full potential and grow their net worth through the power of commercial real estate.

To date, Donal has personally invested in 1036* apartment units worth over $111M, he holds a B.Eng. in Civil Engineering and resides in Vermont with his wife and three boys where he loves to boat, fish, ski and bike.he

ADD VALUE

By fixing fix deferred maintenance, improving common areas, adding amenities such as a playground and dog park, and upgrading the interiors we can force the appreciable value of the property.

IMPROVE OPERATIONS

Operational improvements that are made in the management process to increase rent collection, tenant retention, and lease-up and to reduce expense items. Diligent oversight and control of the operating budget ensures target metrics are met. The result is an increase in the Net Operating Income leading to increased property valuation.

REPOSITION IN THE MARKET

As value add improvements are being made,  further enhancement to the property can be made by repositioning and rebranding of the asset. This makes the property more desirable to tenants and future investors.

SELL THE ASSET IN 3-5 YEARS

By implementing diligent oversight and managing operations carefully, sufficient value can be created to allow the asset to be refinanced or sold within a three to five year timeframe.
